This multiple case study investigates the gap between expectations and reality in the implementation of English-Medium Instruction (EMI) programs at a Vietnamese university. Using a purposeful sampling strategy, the study includes 4 subject teachers and 24 students in EMI economics courses. Through semi-structured interviews, classroom observations, and group discussions with lecturers and students, the thematic analysis of the data reveals that lecturers face a lack of professional development opportunities in EMI pedagogy and experience difficulties with teaching materials. Students are also inadequately prepared in both English proficiency and subject knowledge, making it challenging to achieve the dual goals of improving language and academic skills. The findings emphasize the need for enhanced support systems, teaching materials, and training programs for both lecturers and students in EMI programs.
