The smart university model is now a key development trend. Smart university governance, including facility management, requires more research. This is especially important as the 4.0 revolution and digital technology rapidly advance. This paper researches the theoretical basis of facility management, the smart university model, and smart university governance. It analyzes the current state of facility management at the University of Education, Vietnam National University, Hanoi, and subsequently proposes a number of measures for facility management oriented towards smart university governance. These measures include: building a digitized data foundation for physical facilities and integrating it with smart information systems, establishing a Smart Facility Management System (SFMS) that integrates IoT and AI, and developing a skilled workforce for smart facility management. These efforts are aimed at implementing the policies of Vietnam National University, Hanoi, and the University of Education, enhancing the quality of teaching and meeting the demands and trends of institutional governance innovation in the current context of digital transformation.
